Landmark Building Remodel Previously serving as a large call center, the structure had been vacant for several years. The new owner and entrepreneur needed office space for operational headquarters for his many businesses while additional spaces serve as rental income. The size of the remodel area combined with the securing of tenants dictated multiple tenant finishes spanning several years. Programming was diverse and included a restaurant (Dsas2), office space, a private garage for the owner's personal vehicles, and a City emergency dispatch and command center with redundant systems for continual operation during natural disasters and civil disturbance. The former call center had been an open floor plan with high ceilings and filled with open work cubicles and flanked with large window walls on the north and south within a rectangular footprint. The City emergency dispatch and command center is purposefully located at the core of the building with no external windows for security reasons while the remaining interior spaces are configured to share natural light deep into the interior by retaining high ceilings and the large window walls. Rooftop solar tubes allow natural light for spaces deep within the core and a light color palate throughout the interior assists in sharing natural light. The garage addition was carefully planned to allow for an abundance of natural light while maintaining visual and physical security by locating the fenestration out of reach. Programming and budget dictated retaining existing finishes of the former call center while being integrated and expanded upon for a contemporary look.
